Common reasons to be denied

Evictions, unpaid balances from previous lease, credit score below 500, insufficient income, unsatisfactory references, felonies, and recent bankruptcies.

Unqualified occupants, pets, vehicles, and other property requirements can also be reasons for decline. Learn more by reading the Rental Criteria and Lease Qualifications.

Adding a Guarantor

You may add a guarantor to your application by inviting them to apply. They will need to identify themselves as Guarantor.

Applicant responsibilities

Time is of the essence; applications and supporting documents should be submitted as soon as possible to avoid any delays in processing. It is the applicant’s responsibility to complete their application and submit required supporting documents in a timely manner.

Before applying, please review the Priority Property Management LLC Rental Criteria and Lease Qualifications to verify your requirements. Read thoroughly below to make sure you are able to provide all necessary documentation. PPM works to approve the strongest qualified application and does not “hold” properties for applicants nor work from a first come first serve approach.

Required application documents and fees:

  • All adult residents (18 & older) are required to fill out their own application or be listed as co-applicant, and provide the necessary documentation listed below. Click on "Apply Now" on your desired listing to get started.
  • Application fee of $50 per prospective resident. Fees are non-refundable and are used to cover the cost of credit and background screenings.
  • Copy of last 2 months of pay stubs for any employment considered in the household income. If you cannot provide pay stubs, other income verification may be accepted including bank statements, latest tax return, job offer acceptance letter, child support statement, etc…
  • Copy of Driver's License or other government issued ID with address.
  • If applying for a pet-friendly property, a recent photo of the pet and applicant(s) as well as a description of the pet breed/age/type.

Scans or photos are sufficient for most documents. Please submit all documentation through the Prospective Resident Portal. If you have any questions you can reach out to applications@choosepriority.com.
